Smart Buildings, Sustainable Future

The contribution of IoT and building automation systems to energy efficiency, and REACTO's smart-building design philosophy.

The concept of the smart building has evolved from the simple automation systems of the 1980s into today's AI-driven, learning, and adaptive structures. A modern smart building analyzes the behavior of its occupants, processes weather data, and optimizes energy consumption in real time.

REACTO's smart-building design philosophy rests on a three-layer model: Sense, Think (analyze), and Act (respond). The IoT sensor networks placed throughout the building (temperature, humidity, CO₂, light level, motion) continuously collect data. This data is processed in an edge-computing unit that functions as the building's central nervous system, sending commands to the lighting, HVAC, and shading systems over the KNX/DALI protocol.

One of the most efficient systems we have developed is a predictive HVAC management algorithm. Using a week of usage data and 48-hour meteorological forecasts, the machine-learning model calculates the building's heating/cooling load in advance and ramps the system up accordingly. In this way, savings of up to 30% in energy consumption have been achieved.
