Modus Norm offers a flexible, modular and breathable residential interpretation responding to the changing needs of contemporary living. Rather than a monolithic mass, the project comprises shifting, interlocking residential blocks punctured by generous open-air terraces. The smart facade, equipped with timber solar-shading, softens daylight, while biophilic courtyards, vertical gardens and a shared pool woven throughout the scheme create a natural microclimate and a social interface for residents. Flexible plans adaptable to apartment types of various scales, combined with a permeable relationship to the public realm at street level, make the building a vibrant part of city life.
